IMÓVEIS E FRACÇÕES – Sociedade de Mediação Imobiliária, Limitada, is a commercial society of shares, established in 1993, with headquarters in Coimbra, Portugal, also collaborates with other real estate agencies on a national level. We dedicate ourselves, mainly in the mediation of buying and selling apartments, villas, plots of land for construction, shops, offices, warehouses, agricultural properties and leisure farms. Since its establishment, IMÓVEIS E FRACÇÕES – Sociedade de Mediação Imobiliária, Limitada, provides real estate services, guided by rigid norms, because its mission is to mediate technically and professionally a dialogue between the constructor, the developer/owner who wants to sell, rent, sub-lease and the customer, promoting the deal by means of celebrating a contract between the parties in interest; advising the developer about the market tendencies, the material for finishing touches, etc; informing the developer of the best places to invest, based on market analysis and advising the buyer about the best investment and forms of payment. In 1993 we were granted the licence number 629 – AMI by the IMOPPI – Institute of the Markets for Public and Private Constructions and Real Estate. IMÓVEIS E FRACÇÕES – Sociedade de Mediação Imobiliária, Limitada, we are also associate number 246 of the APEMIP – Portuguese Association of Real Estate Agencies. Our agency has a civil liabilities insurance up to a capital of 150.000,00 € with the Allianz Insurance Company. In the promotion and divulgation of all our properties, IMÓVEIS E FRACÇÕES – Sociedade de Mediação Imobiliária, Limitada, invests weekly in publicity using the local press, through our internet site and advertising signs on the properties and construction sites. IMÓVEIS E FRACÇÕES – Sociedade de Mediação Imobiliária, Limitada, has a personalized team that offers a specialized service from searching for a property to buying it, more appropriately finding the property, credit simulation, home loans, mortgages with banks and financial institutions, registers with the local Conservatory for property registers, Finance department, Town Hall, services rendered by lawyers aiding with contracts to buy and sell, to rent or sub-lease and Public Notary services, evaluations by specialized professionals and services rendered after the deed, namely with the Conservatory for property registers, Finance department and the departments that supply electricity, water, gas and telephones.
